    For families & personal representatives

You didn't sign up to manage a property project.

Someone handed you a set of keys, a court file and a house full of decisions — usually while you're still grieving. Maricopa Probate Solutions takes the property side off your plate and gives it a sequence.

    What you're actually facing

The attorney handles the court process. The CPA handles the tax questions. But nobody is assigned to the house: who checks on it, what happens to everything inside, whether it should be repaired, who calls the contractors, and how much each path might net the estate.

That gap is where months disappear, where carrying costs pile up, and where families argue. Maricopa Probate Solutions closes it with one plan and one point of contact.

    What you get

    • A stabilized property — rekeyed, checked, serviced and monitored
    • A contents plan with keep / sell / donate / dispose paths
    • An Estate Property Decision Report with three strategies and estimated numbers
    • Vendor coordination so you're not chasing quotes from another state
    • A full-service listing and sale when the property is ready
    • A closeout file your attorney can use

Maricopa Probate Solutions does not provide legal, tax or accounting advice, and does not act as an estate fiduciary. Every action is taken at the direction of the authorized estate representative.

How it runs, start to finish

    01

    Secure

Stabilize the property before anything else.

Once the authorized representative gives direction, Maricopa Probate Solutions coordinates access and the basic services that keep a vacant or transitioning property safe and insurable.

    02

    Sort

    Estate Contents Resolution.

Everything inside the home gets a decision path — keep, sell, donate or dispose — with independent providers arranged for each.

    03

    Strategize

    The Estate Property Decision Report.

Three side-by-side property strategies — sell as-is, targeted refresh, or full market preparation — each with an estimated range so the family can decide with numbers instead of opinions.

    04

    Prepare

One contact instead of a vendor circus.

Once a direction is approved, Maricopa Probate Solutions arranges scheduling, access and follow-up with independent providers so the family isn't chasing quotes and calendars.

    05

    Sell

The listing is one part of the system, not the whole plan.

When the property is ready, Luke's traditional real-estate role takes over — with the same single point of contact the family has had since day one.

    06

    Closeout

    The Attorney-Ready Property Closeout File.

Property-related documentation is organized in one place for the authorized representative and their professional advisors.

    Questions families ask first

I was just named personal representative. What should I do about the house first?

Stabilize it. Confirm insurance status, secure entry, check utilities, and get eyes on the condition. Maricopa Probate Solutions handles that stabilization work in Stage 1 before any conversation about selling.

The house is full of my parents' belongings. Where do we even start?

Stage 2 gives every item one of four paths: keep, sell, donate or dispose. Maricopa Probate Solutions coordinates movers, storage, estate-sale companies, donation resources and junk removal at your direction.

Should we fix the house up or sell it as-is?

That is answered by the Estate Property Decision Report, which compares selling as-is, a targeted refresh and full market preparation with estimated cost, timeline and estimated proceeds for each.

My siblings and I disagree. Can this still move forward?

Usually, yes. Shared estimated numbers resolve most disagreements. Final direction comes from the authorized estate representative, and legal questions go to the estate's attorney.
