A neutral property-decision process
1. Confirm who directs the property work
Property work proceeds on the direction of the authorized estate representative. Who that is — and whether any approval is needed before a sale — is confirmed by the estate's attorney, the court or title, not by the property team.
2. Gather the property facts once
Condition walk-through, photos, utility and insurance status to raise with the estate's advisers, contents inventory at category level, and current carrying costs. One record, shared with everyone approved to receive it.
3. Compare the same three options

4. Document preferences and open questions

6. Escalate legal disputes to counsel
If heirs cannot reach agreement on rights, distributions or authority, property work pauses at a safe point and the question goes to the estate's attorney.
Common questions
What if multiple heirs disagree about repairs or timing?
Disagreement is usually a facts problem before it is a legal problem. The property team gathers the same set of property facts for everyone — condition, contents, carrying costs and three costed strategies — so the conversation moves from opinion to comparison. If the disagreement is about legal rights or authority, that belongs with the estate's attorney, not with the property team.
Who decides what happens to the property?
Direction comes from the person the estate has authorized to direct property work, as confirmed by the estate's attorney, the court or title as applicable. Maricopa Probate Solutions does not determine who has authority and does not act as a fiduciary or decision maker.
Can heirs in different states all stay informed?
Yes. Property updates, photos, vendor quotes and the Estate Property Decision Report can be shared with everyone the authorized representative approves, so nobody is working from second-hand information.
Does the property team mediate family disputes?
No. It keeps property information organized, documented and equally available. Mediation and any dispute over rights or distributions is a matter for the family's attorney or a qualified mediator.
