The Estate Property Decision Report
Before anyone spends a dollar on the house, the estate should see the choices side by side. The Decision Report puts As-Is, Targeted Refresh and Full Market Preparation on one page — with estimated cost, timeline and net proceeds for each.
Three paths, priced honestly
Most disagreements among heirs are really disagreements about an unknown number. Once the three strategies are written down with figures attached, the decision usually makes itself.
Sell As-Is
No repairs, no staging, contents removed only as needed. Fastest route to closing, lowest out-of-pocket, widest buyer discount. Often the right call for a distant personal representative, a heavily dated property, or an estate that needs liquidity now.
Lowest gross price, lowest cost and effort, shortest timeline.
Targeted Refresh
A short, cost-capped scope: full cleanout, deep clean, paint, flooring where it changes buyer perception, landscaping cleanup and minor repairs that remove lender or inspection objections. Nothing structural, nothing speculative.
Moderate cost and 2–4 additional weeks, typically the strongest return per dollar.
Full Market Preparation
Refresh scope plus kitchen or bath updating, mechanical or roof work, and staging, when the surrounding comparable sales support the investment. Reserved for properties where the market clearly pays for the upgrade.
Highest cost and longest timeline; only recommended when comps justify it.
What the report contains
- Current condition assessment with photographs of every room and the exterior
- Occupancy, security, insurance and utility status, plus anything urgent
- Contents summary: what likely has resale value, what is donation, what is disposal
- Comparable sales analysis for the specific subdivision, not a county-wide average

- Vendor scopes and estimated pricing for whichever path the estate chooses
- A recommended sequence tied to the six-step property resolution process

Decision Report questions
What does the Estate Property Decision Report cost?
There is no charge for the report when Maricopa Probate Solutions is engaged to coordinate the property. It is prepared as part of the Estate Property Resolution Program.
How long does it take?
The goal is roughly 72 hours after authorized access to the property and receipt of the information needed. Access delays, utility shutoffs and vendor availability can extend that.
Do I need Letters Testamentary first?
Not to receive the report. You do need authority — Letters, trustee authority, or written permission from the person who holds it — before a sale can proceed. Arizona informal probate is governed by A.R.S. Title 14, Chapter 3. Your attorney confirms what authority applies to your matter.
Are the numbers guaranteed?
No. Every figure is an estimate based on current condition, current comparable sales and current vendor pricing. The report is a decision tool, not an appraisal or a guarantee of value, cost or outcome.
