      You send the referral

      Name and contact for the personal representative, the property address if you have it, and anything unusual. Missing details are gathered directly from the client — the referral form takes about ninety seconds.

      Acknowledgment to your office

      Goal: 24 hours

      A written acknowledgment confirming receipt, the assigned point of contact and what happens next. Your paralegal gets the same email so nothing sits in one inbox.

    3. 03

      Client contact

      Goal: 48 hours

      Luke Getz contacts the personal representative personally, explains the property sequence, and schedules the property visit. No call center, no team handoff.

    4. 04

      Estate Property Decision Report

      Goal: 72 hours after access

      A written comparison of selling as-is, a targeted refresh or full market preparation, with estimated cost, timeline and net proceeds for each. Copy sent to your office for the estate file.

      Property status update

      Weekly

      One page: what is complete, what is scheduled, current step of the six-step process, blockers, and any attorney action needed. Delivered on the same day every week.

    6. 06

      Attorney-ready closeout file

      At closing

      Valuation information, vendor proposals and invoices, before-and-after photographs, listing and contract documents, seller net sheet and closing statement when available, and a property activity timeline.
